Set on the lowest part of the plot, Villa Rosemary is a unique modern-design property enjoying privacy, unobstructed sea views and beautifully decorated functional spaces. Surrounded by landscaped gardens with Mediterranean flowers and herbs, Villa Rosemary is a wonderful place to drink in the whisper of nature.
The design offers a balanced “play” of internal and external spaces, breathtaking sea views and a spectacular blend of light and shade. Solid stone walls, big glass openings and energy efficient solutions complete an environmentally friendly building.
The Villa offers 305 m² of living spaces in total and consists of a three-level Main House and a two-level Guest House, which albeit connected internally, feature separate entrances. Together, they can accommodate up to 8 people.
The Main House offers on the upper level two en-suite bedrooms and on the main ground an open-plan living & dining area along with a kitchen space. The lower level features a playroom with a 85’ TV and a fully-equipped gym & sauna, where you can relax at any time of the day.
The Guest House offers two en-suite bedrooms, one on each level.
A pedestrian path through the estate gives access to a secluded beach while the property offers a private parking area for 2 cars.

Villa Thymari is placed on the upper part of the plot enjoying privacy, unobstructed sea views and extended external spaces. A pedestrian path through the estate gives access to a secluded beach.
The villa offers 168sq.m. of living spaces on two main levels plus an upper level. It offers an open plan living area, 3 bedrooms, an additional room, 2 bathrooms, wc and storage. It also has private access and a private parking area for 2-3 cars.
The entrance is on the main ground level, where all the “public” areas and uses are placed. A open plan living and kitchen space gives access to the external sitting area and the pool area on the one side, and the external dining and BBQ area on the other side.
The boundary between internal and external spaces is vague, due to the big glass openings, creating an extended living “place” to enjoy the unique Mediterranean lifestyle. Pergolas and solid elements create a series of covered or shaded spaces ideal for the mild climate of the area.
The lower ground level features an en-suite master bedroom and guest bedroom, sharing an external veranda and garden, a 3-sleeper bunk bed room and a storage – machinery room. An extra living space with a sofa-bed is located at the upper level.
Villa Thymari is distinctly separated from Villas Levanda and Rosemary, set on the lower level of the plot -all three come with their own pool and are completely independent.

The villa was designed under the request of a British couple that will use the house as their primary residence. The request was for a spacious house to enjoy the views and the landscape.
The plot is on the hill side on the main road from Nafplio city to Astros town. Our design approach was to create a house surrounded by a series of external spaces with different qualities (covered / shaded / open air) to enjoy the mild climate of the area and Mediterranean lifestyle. All spaces enjoy unobstructed views, having vast glass openings towards the sea, while all have access to external verandas.
The shape of the building forms an “internal” courtyard protected from the traffic noise and shaded by a pergola. The courtyard continues to the BBQ and pool areas.
The main ground level houses all internal and external “public” spaces including the courtyard, the pool area, the villa entrance, a guest room, and a WC. The upper floor houses the “private” spaces, i.e. the master bedroom en-suite & walking in dressing room, an office, an extra bathroom and a private roof top veranda.
The building also offers a spacious garage and storage spaces.

The land is a rare plot of 4.000sq.m. on the cliff of the main road, from Nafplio to Astros, in Xiropigado area. The design caters for an exclusive villa estate, offering 2 independent villas with private pools, private external areas, private entrances and unobstructed sea views.

Located just 20 minutes from Nafplio city and 2 hours from Athens International Airport, the area is easily accessible throughout the year.
The house itself tries to bridge the gap between the more traditional volumes found in the Ionian and a modern open aesthetic that takes advantage of the Mediterranean light.
The house looks out to the small archipelago of scattered islands that includes Lefkada, Meganisi, Thylia, Scorpios, Valaoritis, and Sparti, all suspended between the multitude of blues of the Ionian Sea and the mountains of the mainland to Karpenisi as a backdrop.
To maximise the impact that a visitor to the villa will have with respect to the idyllic surroundings we chose to create large, unified openings with Vitrocsa’s Invisible frame windows. The result is truly gratifying as one does not notice the windows at all and is immediately drawn to the views.
The house sits on two levels and is formed by two double story white volumes bridged by a black render and glass atrium. This volume acts as the vertical circulation core that spreads out in both directions on both levels, joining the corridors to the five bedrooms and the living areas.
A spatial frame was created to pitch on the slabs of the cantilevered verandas, embracing the facade of the house that faces out to sea. We took the idea of framing the views literally. Energy consumption was a concern and so the house was built using the best thermal facade materials.
The design is for a luxury 550sq.m. villa in Agia Kyriaki area on Antiparos Island, Cyclades. The plot is a rare 6.000m² land, very close to the sea, on the hill side of the main road from Antiparos Chora to Soros. The building is placed off center and on an angle to the main road, to “avoid” the neighboring building towards the sea, while facing the sea views and opening to the south sun.
The concept is to carefully place a series of buildings and structures, a constellation, in order to create a unique “place” to enjoy the Mediterranean lifestyle. Single storey volumes including the main house, a separate guest house, a garage, and an external BBQ area, are strategically placed to form and ‘protect” the main external courtyard.
The design offers 4 en-suite bedrooms at the main house, internal and external living and dining areas, internal and external kitchen, a playroom, a garage, storage, and a guest house with two en-suite bedrooms. All main spaces are situated on the ground floor enjoying unobstructed sea views, while one bedroom, a staff room and the playroom are on the lower level that is naturally lit by an atrium.
An access road runs through the back of the plot, leading to the open parking area and villa entrance courtyard. The entrance lobby is placed at the center of the house giving direct access to an internal / external corridor that leads to all different spaces.
A hotel complex that epitomises the local Maniot, Architectural typology. The landscape is dramatic and deserved a certain level of respect so as not to scar the hillside in a historical part of Greece labelled “the birthplace of the Greek revolution”.
